Live next to Johhny Depp in the Bahamas

How many people can count a Hollywood A-list actor as their neighbour? Well, not many at all.

Take Johnny Depp. There’s the people who live underneath his flat in the Paris suburbs, his neighbours over the way at his South of France bolthole and, more recently, new locals to get to know at the Norfolk mansion he bought near Burnham Market.

But neighbours of a very different kind are to be found near his home in the Bahamas. And that’s because they need a boat to pop over for a drink – Depp and long term partner Vanessa Paradis own one of the area’s many islands, Little Hall’s Pond Cay, and the neighbouring cay is currently for sale.

It’s in the central Bahamas and on the market for $75 million – although smaller and less developed cays are currently for sale at around £10 million but often with strange names.

For example, some rather alarming monikers recently on the market have included Cockroach, Bottle and Goat Cay ranging from £1.1m to £25 million in price.

But the buyer of this private island gets more than just a patch of beach and a few palm trees. Its 38 acres include a large plantation-style manor house, separate fitness centre, infinity pool, a working lighthouse and a staff village for 29 people.

There’s also a heliport, deep-draft docks, freshwater treatment plant, beach cottage, harbourmaster’s house and twin guest cottages – all accommodating 22 people in fairly lavish luxury.

And if you’re wondering how you get there – the nearest main island, Exuma (after which the group is named) is some 60 miles away. The answer is, this island comes with its own seaplane.

But get bidding fast. Depp and Paradis are said to be having relationship troubles and so you neighbours may soon drop down to one, rather than a couple.

Come to A Place in the Sun Live and meet Primelocation

This Friday the Channel 4 TV show A Place in the Sun begins its three day tenancy at Earls Court in London and Primelocation International will be there, along with 160 companies offering overseas properties for sale and homebuying services.

Headlining the event will the show’s three most famous presenters – Amanda Lamb (who presents the show’s video, below), Jonnie Irwin and Jasmine Harman – who will be appearing on stage to give advice about buying foreign property and answer questions about their work as TV presenters and signing copies of A Place in the Sun magazine. But they will also be joined by other experts including LBC radio presenter, property investment guru and Apprentice TV show contestant James Maxx.

Why we’re behind the property world’s Oscars

Primelocation is sponsoring this year’s  International Property Awards in association with Bloomberg Television, the housing world’s answer to the Oscars with a red carpet event to be held on November 25th and 26th this year in central London. 

So could your next home end up with an international gong for its architecture, build quality or a range of other categories?

These awards may not offer the same glamour and stars as the yearly Oscars in Hollywood, but in many ways they are not far off with categories that include best golf development, international property, apartment and interior design.

The event began it began in 1994 and has developed into a global concern with regional heats held across the world during the build up to the final in London. This comes to a glamorous climax at an event attended by the leading lights of the property world and celebrities.

These in past years have included Rick Wakeman of 1970s supergroup Yes, BBC Royal Correspondent Jenny Bond, interiors expert Linda Barker and Location, Location, Location star Phil Spencer. And the awards have high profile sponsors too. As well as Primelocation.com these include newspaper The New York Times, Google, Bloomberg Television and Maserati.

But one thing that doesn’t change is the robust judging process. Every year the world’s industry experts gather to judge - including this time round Primelocation.com’s Nigel Lewis - whether the hundreds of entries from across the globe pass the quality test.

A wide range of residential and commercial properties are judged from grand villas in Dubai to office developments in Budapest, and previous winners have included UK agent Knight Frank, developer Berkeley Homes (for its Sugar House development in London) and the Dunas Douradas Beach Club on Portugal’s Algarve coast. But winners come from a wide range of countries including Panama, Brazil, India, Singapore, South Africa and Cape Verde.

Belize? Yes please

The beach in BelizeIt’s a relatively small nation located on the western side of the Caribbean, bordering Mexico in the north, Guatemala in the west and Honduras to the south, but there are some great reasons why Belize is well worth exploring by property investors. Here are five.

1. Property prices have increased in Belize over the last year or so, thanks to the country increasing its profile on the tourist map. In 2007, for example, a 15% annual increase in property in urban areas was recorded, with a 30% increase in coastal areas. As it still regarded as one of the world’s emerging property markets, many property prices are still low, but could well see more rises.

2. Tourism and interest in Belize is increasing, which is in turn upping the need for good rental properties. Rental yields are estimated as being between 4% and 9%.

3. English is the main language spoken in Belize, which is a major attraction for UK investors. It helps avoid any difficulties with understanding language and makes property transactions easier.

4. Foreign buyers are able to easily purchase property in Belize. Plus, there’s the added bonus of favourable taxes – there’s no capital gains tax or inheritance tax to pay.

5. Eco-tourism is a big focus in Belize and even Hollywood actor Leonardo DiCaprio is getting in on the act. He’s been the proud owner of his own £1.15m island off Belize since 2005 and is working in conjunction with the Four Seasons Hotel group to turn it into an eco-friendly resort. A celebrity endorsement can work wonders for boosting the property profile of a country, so Belize could do well from his involvement.

Turks and Caicos offer perfect (tax-free) island living

If you fancy the idea of owning your own private retreat on a sun-kissed island, then how about exploring the investment potential of the Turks and Caicos islands?

Recently voted the most popular Caribbean destination in the prestigious Conde Nast Traveller magazine Readers’ Choice Awards 2008 (a survey involving over 32,000 respondents), the Turks and Caicos consist of over 50 islands of varying sizes. Located in the Caribbean, about 575 miles off the coast of Miami and just below the Bahamas, the islands are a popular location with travellers and have all the ingredients for ideal island style living. They’re blessed with great temperatures, turquoise blue seas and sandy beaches, to name but a few elements.

The islands can be reached from the UK via an eight-hour direct flight and there are two main international airports at Provo and Grand Turk. Most of the islands in the area can easily be reached via a 10 to 25-minute connecting flight, or alternatively by boat.

The third largest island in the archipelago is North Caico, or the Garden Island as it’s affectionately known. With a population of less than 2,000 people, it’s the perfect island retreat if you want to get away from the stresses and strains of daily life. Property prices on the islands vary depending on what type and size of property you’re seeking. What’s more, there’s an added incentive for buyers – there’s no income tax, inheritance tax, capital gains tax or annual property tax to pay.

The Turks and Caicos islands were previously voted the 10th most popular Caribbean destination in the 2007 version of the annual Conde Nast survey, so have stormed up the charts this year. They were closely followed in second place by the nearby Bahamas, and Jamaica took third place.

The profile of the islands is set to be raised in 2009, as they’ll be playing host to several large events. In February, the Indy Turks and Caicos Grand Prix is heading to the islands and another sporting event, the Caribbean Amateur Golf Championship, is also being held in its sunny climes.

Five winter sun property hotspots

The clocks have gone back, frosty mornings have started and some places have even had snow already. Winter has arrived in the UK, but if you’d prefer to jet away to sunnier climes during the colder months, here’s a round-up of some of the top winter sun property destinations.

Cape Verde
Located 400 miles northwest of the coast of Africa, the Cape Verde archipelago of islands is a key property location that’s attracted a lot of interest in the last few years. An emerging property destination, it boasts a year round tropical climate and beautiful sandy beaches, so is the perfect getaway for winter sun seekers.

Barbados
Areas of the Caribbean, such as Barbados, bask in glorious sunshine all year round, so they’re a great favourite for winter property owners. In fact, a range of celebrities, including David and Victoria Beckham, Hugh Grant and Simon Cowell are amongst the owners of properties here. If you’re also considering renting out your home, then Barbados seems a good location for holiday lets.

The Canary Islands
A long-term favourite with Brits and attracting 10 million visitors a year, the Canary Islands are a popular choice for winter sun seekers, where the average annual temperature is 22°C. The largest of the islands, Tenerife, has a five-year building moratorium in place, so new developments are limited and existing properties are in demand.

Dubai
Home to a growing number of British expats working in the United Arab Emirates, the city of Dubai is blessed with a subtropical climate. There’s currently a lot of interest in property here and rental yields of about 8% plus can be achieved. As an added bonus, Dubai has favourable tax incentives and there’s no VAT or stamp duty on property purchases.

Brazil
The largest country in Latin America, Brazil has a year-round average temperature of 26°C and, together with an array of stunning beaches, it’s an ideal getaway for the winter months. Areas around the north east coast are currently appealing to both property buyers and tourists, and you’ll find plenty of new build and off-plan developments available.
